Fern Lane is a private road being built per the parcel map.
Portions of this property lie within Flood Zone AE and X Shaded according to FEMA Panel Number 8694H dated 08/28/2008. In compliance with FEMA and/or SBC regulations the following shall apply: The first floor is to be elevated a minimum of 1 foot above highest known flood elevation if the project lies within Flood Zone AE (Elevation Certificate is Required). The first floor to be elevated a minimum 1 foot above natural highest adjacent ground if the project lies within Flood Zone X.
Adequate provisions should be made to intercept and conduct the off-site and on-site drainage flows around and through the site in a manner, which will not adversely affect adjacent or downstream properties at the time the site is developed.
Any Natural drainage course that traverses this site shall not be obstructed, altered or diverted without prior approval of the County of San Bernardino, Land Uses Services. LDD (909) 387-8311.
No road improvements required.
Future alterations may require additional right-of-way dedication and/or street improvements.
It is the responsibility of the Owner/Engineer to verify all easements on the property will remain unobstructed and in conformance to the easements purpose. Failure to meet easement conformance could lead to removal of construction and/or litigations.
